A Comprehensive residential HVAC (Heating, Ventilation, and Air Conditioning) preventative maintenance checklist helps ensure your system runs efficiently and reliably throughout the year. Here’s a detailed checklist for maintaining your HVAC system:
- Thermostat
Check and calibrate the thermostat for accurate temperature control.
Replace batteries if necessary. - Air Filters
Inspect air filters and replace if dirty (typically every 1-3 months). - Blower Assembly
Clean Blower assembly, including blower motor, fan blades, and housing.
Check and adjust belt tension and alignment if applicable. - Electrical Components
Inspect and tighten electrical connections.
Check voltage and current on motors and other components. - Drainage System
Inspect and clear the condensate drain line.
Clean the condensate pan to prevent algae and mold growth. - Safety Controls
Test Safety controls, including the high-limit switch, for proper operation.
- Outdoor Maintenance
Clean condenser coils to improve heat transfer and efficiency.
Remove any debris or obstructions around the unit. - Refrigerant Levels
Check refrigerant levels and recharge if necessary.
Inspect for refrigerant leaks. - Electrical Components
Inspect and tighten electrical connections.
Check capacitor health and replace if weak or failing.
Inspect contactor for wear and replace if necessary. - Fan and Motor
Inspect fan blades for damage and clean as needed.
Lubricate fan motor bearings if applicable. - Overall Inspection
Check for proper airflow and measure temperature differential.
Inspect ductwork for leaks or damage and seal if needed.
Ensure the outdoor unit is level and has proper clearance from obstructions.
- Heating System (Fall)
Inspect and clean the heat exchanger.
Test ignition system and safety controls.
Check gas pressure and burner combustion for gas furnaces. - Cooling System (Spring)
Check evaporator coil for cleanliness and clean if necessary.
Inspect and clean the air conditioner condensate drain line
- Record Keeping
Keep a detailed record of all maintenance activities, including dates and performed tasks. - Professional Inspection
Schedule a professional HVAC inspection and tune-up at least once a year for more thorough maintenance. - Carbon Monoxide Detector
Test and replace batteries in carbon monoxide detectors, especially if you have a gas furnace.
